In what has become a welcome annual tradition, Vintage Oaks is the fastest-growing community in the San Antonio metro area again, according to national housing research firm MetroStudy. This is the fourth year in a row Vintage Oaks has earned this distinction as the most dominant masterplanned community in the Hill Country.
What’s even more impressive is that only two of the communities analyzed by MetroStudy had more new-home starts than Vintage Oaks last year, and both are comprised of small-lot builder homes with entry-level prices and no acreage offerings. Vintage Oaks had 133 new-home starts as well as 118 new ARB submittals in 2016.
The community has started off 2017 equally hot, with 33 new-home starts and 31 closings in the first quarter. No other community in Vintage Oaks’ price range comes close to those numbers and only two communities in the entire MSA—the same entry-level, small-lot builder homes—exceed them.
Hill Country acreage homesites remain Vintage Oaks’ bread-and-butter and are largely the reason that the community is so popular with families, retirees, pre-retirees, local buyers, and those moving away from larger, more congested cities like Houston; nearly 40% of Vintage Oaks’ buyers last year came from the city.
In 2016, the community released new Hill Country homesites in several popular neighborhoods, including:
Deer Creek—The final neighborhood along the northwestern edge of Vintage Oaks, Deer Creek features elevated homesites that afford stunning views of the Texas Hill Country. Many of the neighborhood’s lots are located on cul-de-sac sites and back directly to a private ranch.
The Reserve—These 1+ acre lots are located in a quiet, private setting yet are easily accessible to the walking trails and Vintage Oaks’ amenities, and just minutes to all the best of New Braunfels thanks to the neighborhood’s dedicated entry off Highway 46. Rolling hillsides and long views make this offering even more desirable.
New for 2017
Development at the end of 2016 quite literally paved the way for new property in the Hill Country to meet buyer demand this year.
Canyon Ranch—Coveted new Hill Country homesites in the gated enclave of Canyon Ranch were just released, offering Hill Country land buyers the opportunity to buy New Braunfels property in one of the community’s more popular and prestigious neighborhoods. More than 60 floorplans will be available to choose from and customize, ranging from 2,100 to 3,500+ square feet, with most homes backing to open space and enjoying beautiful views of the Hill Country.
