New Braunfels is one of the fastest-growing cities in the nation and is also lauded for its strong economy. So, it’s no surprise the city’s real estate market is showing such might. Single-family homes sold and median home prices continue to rise thanks to a combination of positive factors, according to housing data reported by the New Braunfels Herald-Zeitung.
“Low interest rates, a desirable location and a healthy local economy with a low unemployment rate continue to drive a New Braunfels housing market,” they said.
The Texas Quarterly Housing Report shows that the median home price in New Braunfels in October was $212,400—up 6% from the same time last year. Other impressive numbers include:
- Number of active listing: 471, up 24%
- Single-family homes sold: 119, up 5%
- Days on market: 45, down 20
New Braunfels continues to lead the Hill Country real estate market, growing as a top choice for Texas homebuyers. “Monthly inventory is still under the around-6-month mark that realtors like to see,” said the Herald-Zeitung. “When you start getting down to 2.2 that tells you don’t have enough inventory for the demand…and it will start taking the prices up.” But, “extremely low unemployment rate and a decent median income” play in buyers’ favor in New Braunfels. And, the robust real estate market “makes industry want to come to town,” they added.
New Braunfels’ economic prowess
The San Antonio-New Braunfels Metropolitan Statistical Area (MSA) leads Texas in several economic categories; the MSA is #1 in job creation; has the highest employment growth rate in the state at 3.7%; and is the 6th lowest MSA in the state in unemployment rate. Leading the charge is New Braunfels. The 13th fastest-growing city in the nation:
- Has recorded 4.7% growth past 12 months
- Is the No. 10 fastest-growing city in Texas 2010–2014
- Is the No. 6 fastest-growing city in Texas 2015
- Is projected to grow 36.47% the next 15 years
- Added more than 2,000 jobs in 2015
- Is set to add at least 1,000+ new jobs in 2016 with the new HEB Plus coming to New Braunfels and the new San Marcos Amazon fulfillment center
