Vintage Oaks is not just the fastest-growing community in the Texas Hill Country. It is also a popular choice among Texas veterans looking to build or buy a home. So why have they fallen for this favorite community? Let us count the ways.
1. They love the location
Not only is Vintage Oaks right on the Texas Wine Trail in the growing city of New Braunfels, it’s also between Austin and San Antonio, offering exceptional convenience to each.
The community is also convenient to area military and veteran’s services including Randolph Air Force Base and the New Braunfels VA Clinic. The San Antonio Military Medical Center (SAMMC), home of the Department of Defense’s largest inpatient medical facility and the only Department of Defense Burn Center, is also nearby.
2. They love the natural beauty
Rolling hills, towering trees, vibrant rivers, and expanses of green. Vintage Oaks looks like a Tuscan resort. Thankfully, it’s a little easier to get to.
3. They love being able to save with Texas Veterans Land Board Loans
The Texas Veterans Land Board (VLB) offers special loans that can make Texas land and home purchases more affordable for veterans.
The VLB land loan program is a one-of-a-kind program only available in Texas, with only a 5% down payment required—the lowest down payment program in the state. The loan:
- Is only for properties in the state of Texas
- Is available for land purchases of at least one acre
- Caps the maximum land value at $125,000
- Offers loan terms that are 30-year, fixed-rate
- Also includes special discounts that are offered to disabled veterans and unmarried surviving spouses
Vintage Oaks is the second largest provider of land loans for veterans.
The VLB’s Veterans Housing Assistance Program (VHAP) offers low-interest, fixed rate loans up to $417,000 on home purchases with low and no down payments for veterans, military, and their spouses.
To be eligible for the VLB land loan or VHAP loan, veterans must be:
- At least 18 years of age
- A “bona fide” resident of Texas who has served in any of the United States’ five military branches: Army, Navy, Air Force, Marines, or National Guard
- A disabled veteran or surviving spouse of a veteran
4. They love being part of a community
The veteran-friendly community of Vintage Oaks is home to many military members and veterans and is also a tremendous supporter of the military through its longstanding relationship with non-profit Operation FINALLY Home (OFH), offering homesites and mortgage-free homes to wounded veterans. Vintage Oaks developer SouthStar Communities and OFH have partnered on 10 mortgage-free homes for American heroes, with No. 11 currently under construction at Vintage Oaks.
5. They love the amenities
From the pools, to the trails, to the ball fields, to the clubhouse, Vintage Oaks’ resort amenities give veterans a chance to stay active and connect with neighbors.
6. They love the value
Record sales and new-home starts are a product of Vintage Oaks’ desirability. It’s the fastest-growing community in the Texas Hill Country for two years running, with homesite sales that just hit their highest number since the community opened in 2006.
7. They love the homes and homesites
Throughout the community, homes and homesites provide ample opportunities to capture a piece of the Hill Country dream. Scenic views, varied topography, and as much—or as little—privacy as they want are just a few of the reasons they continue to buy here.
