COMMUNITY DESIGN GUIDELINES/ARCHITECTURAL REVIEW

Each property in Vintage Oaks is bound by the Community Design Guidelines, requiring that any improvements (construction, hardscape and landscape) must be approved by the Architectural Review Board prior to commencement.

GENERAL INFORMATION

School Districts - Vintage Oaks neighborhoods span across three school systems in two highly-rated school districts; 

Comal Independent School District and New Braunfels Independent School District

Visit each district's website to confirm the district/school system for your property. Both districts may offer open enrollment, be sure to verify with the district. 

 

Build Time Requirement: None, build when ready. Home must be completed within 1 year once construction has commenced. 

 

Tax Rate: 1.87 (may vary across different parts of the community)

 

HOA Assessment:

  • non-gated neighborhoods: $700 annually
  • gated neighborhoods pay additional assessments to manage gates and roads, varies by neighborhood. 

 

Minimum Square Footage:

  • 1-14 acre properties in non-gated neighborhoods: 2,300 square feet
  • 1-14 acre properties in gated neighborhoods - 2,700 square feet
  • The Grove: 2,100 square feet

Here, owners access all property information, chat with owners and the Property Manager, access all key community documents and receive real-time community updates. 

 

 

 

CHOOSING A BUILDER

You can choose any builder and build at any time in Vintage Oaks, provided all necessary, state, local and Architectural Review requirements are met.
