Vintage Oaks pays licensed brokers 3% commission on closed developer lot sales. (pre-registered and not currently in our system)
Home and resale lot commissions are at the discretion of the listing broker
We will happily tour your client with/without you, call to pre-register or arrange a tour
To tour the clubhouse or Fitness Club with your client - visit the Vintage Oaks sales office for access pass, open daily 10am-5pm. 1110 Vintage Way New Braunfels, TX 78132

Minimum square footage: 2,300 sq.ft. in non-gated neighborhoods, 2,500 sq.ft. in gated neighborhoods, 2,100 sq.ft. in The Grove at Vintage Oaks
POA Annual Assessment is $700 per property in non-gated areas. The community's 4 different gated neighborhoods each pay an additional assessment which varies by neighborhood.
What are the closing fees?
- $375 Resale Fee
- $375 Transfer Fee
- Capital recovery is $750 for a vacant lot and $1,000 for a lot with a home
The majority of Vintage Oaks is in Comal ISD, with a small portion of The Grove in New Braunfels ISD. The Comal ISD is currently updating zoning visuals, please contact them directly for more information on zoning for a particular lot. (830) 221-2000
